Multi-unit properties are booked differently from single houses. Know who signs, who pays and what details we need.

Find out who signs the work order
Start with the governing documents. For Prairie Lake Reserve, a listing site says HOA fees cover building maintenance, so a townhome owner there may have no gutter bill at all and simply needs to report the problem. Elsewhere the owner pays and the association only controls appearance.
Gated communities such as Villages of Wesmere have a maintenance association, per a listing-site profile, and the management office is the right first call. Having that answer before you submit a request avoids a wasted visit.
What to include in the request
We quote multi-unit buildings from details, so give us the following:
- Number of buildings and units, and how many stories each.
- Whether roofs and gutters are shared across units.
- Gate codes, parking rules and permitted work hours.
- Whether the board requires proof of insurance first.
- Any known trouble spots, such as a downspout that floods a walkway.

Rules that may apply
Cleaning is routine maintenance, but swapping gutter color or adding guards can need approval. Under Florida law, as summarized in Section 720.3035, an association can only review changes where its declaration grants that authority, and a denial must be in writing and specific.
